RESERVATION POLICY

An advance reservation/damage deposit of $500 is required at time of booking. Advance deposits may be in the form of checks, electronic transfer, or an acceptable credit card such as Visa, MasterCard and Discover. If paying by credit card, upon check in, $250 of the deposit will be applied to rental fees with the remaining $250 deposit, net of any damage charges returned within 14 days after departure. If no credit card is used, the cash deposit of $500 is not applied toward rent and will be refunded within 14 days after departure, less any charges for damages.

PAYMENT

Upon arrival, full payment for your stay is required at check in. Cash, traveler checks and approved credit cards are acceptable forms of payment. Personal checks will only be accepted if they are received 5 days in advance of check in. Rental rates are subject to Florida state and local taxes, and are subject to change without notice.

CANCELLING YOUR RESERVATION

  • Reservations cancelled 30 days (60 days for monthly) prior to scheduled arrival will forfeit $50 of the deposit plus appropriate tax.
  • Cancellations received less than 30 days (60 days for monthly) prior to scheduled arrival will forfeit the full $500 deposit plus appropriate tax.
  • Failure to cancel a reservation 24 hours prior to scheduled arrival will result in a charge in the full amount of the reservation.

OCCUPANCY RESTRICTIONS

At registration, guests shall register the names and, if necessary, the ages of all guests staying in the unit.  Guests are booked into units based on information the guest provides at the time of booking.  Some units have restrictions regarding the number, the ages of the guests, and smoking restrictions with which guests must comply.

AGE POLICY

Units will not be rented to vacationing students or unmarried persons under 25 years of age unless accompanied by an adult guardian or parent.  We require at least one parent or guardian staying in the unit to provide adequate supervision of singles under 25 in a ratio of one parent or guardian per two singles under 25 years of age.

FALSIFIED RESERVATIONS

Any reservation obtained under false pretense will be subject to forfeiture of advance reservation deposit and/or rental money and the party will not be permitted to check-in or will be asked to vacate without refund, as the case may be.

MINIMUM STAY

We will not advance book a reservation for less than a 3 night minimum stay.  Longer minimum stays of 7 nights are generally required during the peak spring and summer seasons and holiday periods.  Shorter stays may be available on a walk-in basis.  During the winter season, priority will be given to rentals of 3 months or longer.

INCLUSIVE FEES

Rates include a one-time linen setup and cleaning service at the time of departure.  Daily maid service is not provided.  All units are equipped with a vacuum and an in-unit washer and dryer for guests to launder bedding and linens as they are used during the stay.  Alternatively, a variety of housekeeping services may be purchased by guests at additional cost.  Guests will need to provide their own paper items and cleaning supplies.  An initial set up of trash liners, paper products, and toiletries is provided.  Extra items needed are the responsibility of the guest. Guests are responsible for maintaining the cleanliness of the unit during their stay.  Guests staying 2 months or longer will receive one complimentary unit cleaning at the end of each 30 days to clean and tidy the unit.  This is not intended to be a full cleaning and does not include washing dishes and laundry for the guest.  Additional guest purchased cleaning services can be arranged at the front desk. 

CHECK-IN TIME IS AFTER 3 P.M... and CHECK-OUT TIME IS PRIOR TO 10 A.M.-

LOST KEYS

A $25 charge will be made to the guest for any after-hours service call for a lost or misplaced key-card.

UNIT ASSIGNMENT

We reserve the right to change unit assignments.  When you confirm a reservation, a unit will be assigned; however, no unit request is guaranteed.  It is our intent to provide guests with a reasonably accurate description of the unit they intend to rent at the time the reservation is made.  We reserve the right to correct any errors in printing and are not responsible for changes in furnishings and equipment by the owner subsequent to the date the reservation is made.  The unit which is assigned to a guest at the time the reservation is placed will not be changed at the guest’s request unless at the time of check-in Breakers East reasonably determines that the assigned unit is uninhabitable.
 

HURRICANE/WEATHER POLICY

If a voluntary hurricane evacuation order is issued, unused pre-paid rent will be refunded.  Refunds will not be made for mere hurricane warnings, tropical storms, or other adverse weather conditions.

VIOLATION OF POLICIES

Any exceptions to these rental policies must be approved in writing in advance by the Breakers East Condo association manager, and presented at check-in.  The office staff is not authorized to grant oral waivers or exceptions.  Guests failing to abide by these policies may result in their eviction and forfeiture of prepaid rents.

MAINTAINING GUEST UNITS

We respectfully request that you remember you are staying in someone's home during your visit.  Please treat it with care and enjoy your stay. Guests are liable for any and all damages to the unit, and they authorize the use of credit cards presented and/or cash deposits for damages. Among other things, guests shall be liable for:

  • Damaging any portion of the unit, damaging any item of personal property in the unit.
  • Removing any item from the assigned unit, including moving items to other units in the building without returning.
  •  An excess cleaning fee of up to $100 may be assessed for failing to surrender the unit in a reasonably clean condition, including failure to dispose of trash properly and failure to wash dishes and failure to start a load of towels at departure.
  • Your unit contains linens, blankets, a full set of dishes and cookware, and an initial setup of soap and detergent.  Please use only low sudsing laundry detergent (All, Surf, Arm & Hammer, etc).
  • Smoking (or evidence of smoking) in non-smoking units or on their balconies will result in forfeiture of the entire deposit and such additional charges as necessary to remove the odor or damage.
  • Staining floor coverings, furniture, walls countertops, or linens

For your protection, any damage noticed upon arrival must be reported by the guest to the front desk within 24 hrs of arrival.  If damage is not so reported, the guest will be charged for the cost of the repair.  Any items which require maintenance should also be immediately reported.

GENERAL RULES

  • KEY CARDS - The room key card will open gates at the front entrance and the dune walkover.  For your safety, gates are to be closed and locked after you pass through them.  Key cards are programmed for use only for the duration of the reserved stay.
  • PARKING - Use of the parking lot is strictly restricted to two parking spaces per rental unit.  Guests are discouraged from bringing boats, RVs, or trailers on the property.  Commercial vehicles are prohibited.  Breakers East assumes no responsibility for acts of theft or vandalism or other damages to the guest's vehicles or for personal property or items left in the unit.  No guest parking is allowed under the portico.  Parking under the building is RESERVED and not generally available to guests.
  • CARTS - Carts located in the lobby area are available to transport luggage and personal items to and from the units.  Please promptly return carts to the lobby area after each use.  Carts cause damage and are not allowed inside the unit at any time.  In the event a guest takes a cart into a unit a minimum damage charge of $150.00 will be imposed.
  • PETS - Guests may not have pets anywhere on the property at any time.  The entire damage deposit will be forfeited if evidence of a pet is found anywhere on the property.  Guests will also be charged for all damage caused by pets.
  • SLIDING DOORS –
    • Please do not open the sliders when the front door is open.  The wind blows through the unit and may slam the front door violently and injury can result.
    • Do not keep the sliding doors open with the air conditioner on.
  • GARBAGE DISPOSAL - The trash chute is located to the left of the elevators on each floor.  Please wrap garbage securely in plastic bags.
  • QUIET HOURS are from 10P.M. to 8 A.M.
  • SWIMMING POOL – Hours are 9A.M. to 10 P.M.  Unsupervised minors are not allowed in the swimming pool.  No life guard is on duty.  The health department requires babies must wear swim diapers when in the pool.
  • Charcoal cooking grills are provided at the west end of the pool area.  Grilling is prohibited on the balconies.
  • Beach toys and gear shall not to be taken inside the units.
  • We suggest you bring beach towels.  We do not permit towels or linens to be taken from the units to the pool or beach.
  • No skateboarding or roller blading is permitted on property.
  • Towels and clothing may not be hung from the balconies.
  • Throwing any objects from the balconies is strictly forbidden and shall result in eviction and loss of rent.
  • Elevators have auto dialing phones which ring the answering service.  Children are not allowed to play in the elevators.
  • Do not feed birds from your balcony or near the building as they will cause damage and become a nuisance. 
  • Personal beach set ups are not allowed in front of the condominiums’ beach service chair and umbrella set-ups.  Please see the beach attendant for beach service.

For your safety please pay close attention to the beach warning information – particularly run outs and riptides in the gulf.  Two simple rules of prevention:  1) Do not swim near a runout (a strip of dark water extending seaward from the beach.  2)  If caught in a runout, don’t panic.  Swim diagonally across the current, not against the current.

WE ARE FAMILY FRIENDLY AND WILL NOT HONOR RESERVATIONS FOR STUDENT GROUPS OR UNCHAPERONED YOUNG ADULTS. RESERVATIONS MADE UNDER FALSE PRETENSES WILL RESULT IN DENIAL OF ADMITTANCE, EVICTION, AND/OR FORFEITURE OF DEPOSIT AND RENT.

NO PETS, SKATEBOARDS OR ROLLER BLADES ALLOWED.
